# Wakkiro — AI Construction Cost Estimator for Malaysia

> Wakkiro (wakkiro.ai) is a free AI construction cost estimator for Malaysian homes. It produces a full Bill of Quantities (BOQ), labour-mix price scenarios, a programme and quotation-ready pricing for new builds, renovations and extensions (A&A) — with or without a drawing. Users can upload floor plans, PDFs or hand sketches for an AI quantity takeoff, or fill in a short form (built-up area, storeys, state, quality tier).

Key facts:
- Coverage: Malaysia, with state-specific rates for Selangor, Kuala Lumpur and Johor.
- Rates: the Malaysian Crowdsource rate book (materials, labour, plant, preliminaries), calibrated against real project prices; a QS benchmark is used as a check.
- Output: itemised BOQ in 11 trade groups, price scenarios A–D, programme (Gantt), manpower schedule, PDF quotation and Excel BOQ.
- Accuracy (latest check vs a practising site engineer on real projects): built-up area within 2% on 100% of projects; price within ±10% on 80%; average price accuracy 94%.
- Typical benchmark: a 1,000 ft² single-storey standard new build costs about RM280,000–RM325,000 in Selangor (RM180–RM350+/ft² range across specifications).
- Drawing analysis takes about 10–20 minutes; the Takeoff Drawings window shows a live scan and replays every measured item.
- Languages: Bahasa Melayu (default) and English. All figures are budget estimates, not tender prices.
